You've found
a nice plot and want to realize the ultimate house. We are
happy to assist you to realize that dream together with you.
What will the process be and which important moments are
there? You'll will find it all in 10 steps.
Step 1 -
What's your 'Living Dream'?
Together with
us, you'll put your wishes and ideas on paper. How you want
to live and life, which wisher you have for the future and
what this means for your new residence. When necessary, the
example houses on our websites can give you some idea. Of
course we are always there to help you and to give you
advice where necessary.
Step 2 -
Inspection building plot.
To get a
correct indication of the total construction costs, it is
important that we can submit the concerning building plot to
an overall first research already at an early stage. Our
building Engineer will check the ground proposition, slope
degree and he maps the possible present building and/or
plantation. Because of this we get a good picture of
possible - and impossibilities.
Step 3 -
Your design on paper.
After the
inventory in step 1 and the inspection of your plot in step
2, our designers can start with their work. At devising we
put your wishes beside the requirements of the destination
plan and the outcome of the inspection of your plot. Thus
arises a concrete picture of the possibilities, irradiation
and classification. We also give directly a tender based on
our well-known data. This tender is subject to an
independent geotechnical ground research and topographical
research, which are obliged in Spain. Our tender however
gives a clear picture what your dream house will cost.
Furthermore matters such as construction price, maximum
construction time and basic material is guaranteed in the
tender. Should however at this stage not yet be clear on
which location your dream house must become realised, then
the costs for slope construction and/or cleaning the plot,
are assessed.
Step 4 -
On the way to cooperation.
When you
decide to build your dream house whit us, we will formalise
the appointments and will concretise the design in detail.
Thereby it concerns especially the use of colours and the
material choices for the outside of the house: tiles,
stones, casings, windows, doors, etc. On that basis our
architect makes an elaborated design, on basis of which the
Council of Architects and the municipality grant its
approval. All conceivable material choices you can find in
our showroom, so that you can see exactly how your bathroom
or flag partition can be. When our architect is finished
with the design, he will presented first to you for your
approval. After your approval has been given, the proposal
is submitted for control to the Council of Architects.
Step 5 -
To the Council of Architects.
In Spain
house projects are assessed by the Council of Architects.
The Council of Architects assesses the house design on the
quality of the architecture and the consistency with the
surroundings. Because we build nationally we know most of
the architects personally, and we know to which requirements
request the design must satisfy. We submit your claim,
therefore you don't have to do anything by your self. We
take care of everything: design - and diagrams, material
choices, colour diagram, situation and the explanation on
the design. When the Council of Architects wants to modify
something, we go through that of course firstly with you.
Step 6 -
De construction preparation.
The definite
design can now be translated in specifications drawings.
These forms for their part the basis for the working plans,
which exactly indicate how the house must be built in
detail. At this stage you get acquainted also with your own
construction speculator. As contact person and specialist in
finishing, he recommend you at all architectural choices
which are now made. Such as the classification of and
control course at the kitchen and bathroom, the exact
location of bright spots, switches and power points, and the
turn direction of windows and doors.
Step 7 -
De building license.
Now we know
the finishing desired by you, pieces all technical pieces,
which belong at the construction process, are are possible
to be fixed. Beside the working plans that are among other
things the specifications (description of the construction,
required materials and finishing), sewerage plan, the
calculation of the construction and energy performance
standard, etc.. Afterwards we apply the construction license
for you and order all required material. Also the planning
of the logistics and the commitment of people starts at this
stage.
Step 8 -
The finishing touch.
With your
construction speculator and if required our decorator, now
you stipulate the detailed finishing of your house (this is
of course also earlier possible, in step 5). Think of the
kitchen with associated equipment, the bathroom including
all sanitary and flag work, and other matters such as
partitions, floors, ceilings, doors, central substance
piston system, air conditioning, central heating or Domotic
alarm installation. In our showroom everything is visible
and applied in detail, so that you yourself can see what you
choose and how that happens in practice.
Step 9 -
The first stone.
If the
construction license has been delivered and all preparations
has been finished, the construction starts. For that we
invite you of course personally! At the start of the
construction the municipal foreman and the executants are
also present. With them you will set up the building lines.
Obvious we hope that you will put the first stone yourself.
In the continuation you can maintain direct contact with
your executants if it concerns matter which is related to
the implementation of construction. As soon as masonry gets
sufficiently form and the run-down is in preparation, we
gladly invite you again. The executants runs departure for
departure with you and agreed finishing once more with you.
If you nevertheless still wants to carry out some
modifications, then that is no problem. We wants that you
are happy whit your new home. Of course we will keep you
informed, by means of a weekly digital photo shooting.
Step 10 -
The key in your hands.
Approximately
a week for the official delivery of your house, we will
clean your house thoroughly. With the executants you follow
the whole house once more thorough. Should you discover
still small imperfections, we will repair these, if
possible, in the following week will remedy. Afterwards the
definite delivery follows. Thereby you can let yourself of
course be assisted by an external consultant. Gladly even,
what concerns us. With you this specialist inspects the
house once again thorough. The possible observations are
noted and are settled. As everyone is satisfied, you receive
the key and you can move into your new Spanish dream house.
